Assessing Record Verification Project
2009-2010
The assessing department is currently in the process of conducting record verifications of properties located within Woodbridge
Township. This includes updating of records; obtaining photos of structures, and confirming measurements. The information that
we gather is used not only by the assessing department, but also by appraisers, real estate professionals, insurance companies,
and mortgage lenders.
You will first notice any change to your assessment in February of 2010, when you are sent the Notice of Assessment and Taxable
Valuation form L-4400. If you do not agree with the assessment, the notice will contain information regarding your opportunity to
appeal the assessment to the 2010 March Board of Review. In most cases property owners will not see an increase in their taxes,
only structures not currently assessed on the property’s record will be added to the taxable value.

OVERVIEW
Townships and cities are the only two local governmental agencies that assess property. The Michigan Constitution and property
tax law requires that all property be uniformly assessed at no more than 50% of true cash value, which is the cash price a property
could bring in a competitive and open market. The assessing officer is responsible for determining this assessed value.
ASSESSING DEPARTMENT PARCEL REVIEWS
The Assessing Department is in the process of reviewing all the land parcels in the township in order to update the records so they
are as accurate as possible. We will be visiting many parcels to check measurements, story heights, decks, air conditioning, etc.
We do not ask to inspect the interior, but we appreciate any information in regards to the interior for informational purposes of the
property records.
GLOSSARY
Assessed Value: An assessed value of property is 50% of its market value. Assessments are determined by property sales
occurring in the area during the past two years. Assessed value no longer determines property taxes.
Taxable Value: With the passage of Proposal '"A" in 1994, the taxable value of Michigan properties can never increase more than
5%. The consumer price index is published each October and is used as the taxable increase (if less than 5%) for the following
year . Your taxes and your neighbors taxes may vary greatly depending on the year the property was purchased.
New Construction: Only the value of the new construction is added to taxes. Decks are assessed even if they are not attached to the
home. A room addition or new garage to your home will not "uncap" the taxable value. Square footage costs vary depending on size
of the building, foundation type, story height and quality of construction. The value of new construction is based on its percent of
completion as of December 31st for the following tax year.
Parcel Records: The assessing department has general information on all properties within the Township. This includes year
built/remodeled, square footage, number of bathrooms, class (commercial, residential), legal description, land improvements,
school districts, current owner, sales prices, assessed and taxable values.
FREQUENTLY ASKED QUESTIONS
Will my taxes go up as a result of this record verification?
In most cases, no, if there are structures or additions not currently on the parcels record, 50% of the value of those structures will be
added to the taxable value.
What if I do not agree with the assessed value the Assessor has determined?
You will see the result of the record verification of your parcel in February when you receive the Notice of Assessment and Taxable
Value; this will show the value of the parcel. If you disagree, the notice will give you information in regards to appealing to the March
Board of Review.
Why is Woodbridge Township reviewing all parcels?
In order to efficiently distribute the tax burden it is imperative to have accurate records. It has been many years since Woodbridge
Township has had a review of all parcels.
Who is administering this record verification project?
Woodbridge Township has contracted with Ben Wheeler Company, they are certified Michigan assessors who provide the functions
of the Assessor utilizing mass appraisal, field inspection, sales studies and computer data entry.
